I believe the council will be obliged to consider the application. And I do not believe commercial viability - of the new application or the existing businesses - is among of the things they are permitted to look at. The developers know what the council has to consider, and will have worded the proposal so it fits with the "local plan" or as it is known in the common tongue, the requirements imposed on the County council by Central Government. Remember, Michael Gove is going to punish all the lazy councils who do not have plans to build the houses he has promised.

I don't think they have any choice bearing in mind the number of houses in the application

100% are the Wasps Wanderers not wanted. I cannot believe Sevenoaks council are even considering this nonsense.

They will have to be quick, donations to the Tory party won't be worth much after the next election.

But, how do you pay those creditors from new funding body? If a way round can be found around Insolvency legislation....

South East housing deficit is the key. Use rugby club as (i) potential employer and (ii) s106 offset for sports facilities. Self funding stadium: 2,900 houses at average 21% net margin say, 2,900 less 40% social housing (bargained down to 25%). So 2,900 x 75% x £400,000 [*average price] x 21% = ~£150m to £200m less build cost of social housing say, £100m less land cost £??? (some allegedly owned by golf club) Fun eh!! Feel free to pull apart!! * more likely £500,000-£600,000 given time delays Kent 2023 - Zoopla average house price Detached - £643,847 Semi-detached - £416,932 Terraced - £321,660 Flats - £218,350 - meets Local Plan 2040 objectives - close to London & Channel ports - buoyant buy-to-let market - one of few areas where house prices are still rising - additional £6m [Band D ~£2,000] in Council Tax (and yes, there will be extra costs) Ideal venture capital funded project

I would have thought raising the cash wouldn’t be too much of a problem. Sell the housing off plan would raise the cash. Time would be the factor as it would take years.

The chances of them scamming the cash together to build that are zero, given their interesting record of looking after other people's money.

The sheer arrogance of this reported story to me is scandalous.
If the RFU allows this to happen then they too should hold their heads in shame, but then do they care who & what they upset. I totally agree with a previous posting, if they do rise, then they should begin again at the bottom of the pile.

Sarf Lunnon.
TV Foolish investors. Btw - why is this thread posted as an event? It's a complete non-event just killing time while newwasps try to worm their way around RFU regulations, as they know their money wouldn't support them all the way up the pyramid.

I know the area where they are planning to relocate to quite well. Believe me, it is literally just off the M25 and there is absolutely nothing around there bar an industrial site across the road. West Kingsdown and Brands Hatch are about 3 or 4 miles down the road with a couple of villages in between.
If this were to happen, I am really struggling to see where their fan base would come from. Swanley, Orpington, Bromley, Dartford are all a drive to the area. There is no other way to get there and from any direction you are looking at 20/30 minutes…. Why would you bother? Edited by Brizzer - 01 Nov 2023 at 12:39 |

I think this is just smoke and mirrors, either they will restart at 6ways and stay there or they will never start. Is Holland to be trusted? Is he just after the Worcester assets and has zero interest in Wasps? Wonder if the truth will ever come out of this sorry affair.

I have to agree @Stalwart....Who do they think they are? A plethora of unpaid Rugby debts, a director being chased by HMRC for over half a million, and other creditors from the previous version hung out to dry. Kenny Logan was interviewed on Radio 4 this morning, he didn't reference the size of the previous failure either..............
